Details:
First off, we want to thank everyone who attended our last event in June.
We recieved overwelmingly postive feedback and wanted to thank everyone who was able to attend.
We also had many requests from those who missed the event if we could do another event.
With that being said, we've schedule a special presentation. Here's a overview for your convenience:
Project Summary:
Completion of phase II of a 41 unit town homes in Mesquite, TX. The property is 13 miles from Downtown Dallas with immediate access to highways
635 and 80. It is also half a mile away from an elementary and middle
school, a park, and a community center. The units will be sold for
$100-$130K, which meets the demand for the middle class market in Mesquite and will be an exact duplication of floor plans from Phase I (see below), which sold out in less than 12 months. We have pre-approval of the plats from the city as well as construction plans for development. There will be $800,000 required to build the roads, put in utilities, and prepare fully developed lots to sell directly to the builder. We had $218,000 left to
complete the project before our last event in June. Many of you decided to
join us after the last event and we're excited to be partnering up with you.
Having said that, we now have $74,000 left, which is available to investors in smaller units. The project is estimated to take 12 to 18 months conservatively with a projected 40% Annual ROI to the investor, with a 8%
preferential rate of return.
Management Team:
The General Partners combined have over 53 years of Real Estate experience from financing to commercial and residential development. Kevin Rogers, a general partner of the project, will be presenting the project to the group.
Alex Dowlatshahi and Chris Mills are Investment Network owners who are responsible for investor relations and the financing of the project. They are also real estate owners who have raised capital for several different projects successfully.
Previous Track Record:
Garden District Shopping Village This was a 3 year project for five million dollars. The project completed and investors made approx. 90% ROI.
That's 30% annual ROI respectively.
Phase I of our current project included development of 52 town homes
adjacent to Phase II. It started in February of 2007 and thus far, 51 of
the 52 units have been either sold or leased in less than 12 months.
The advantages to the investors are:
- Investing in real estate passively and making an above than average return on your investment.
- Partnering with the local pros who have the success track record to get the job done.
- As a partner, you get first right of refusal of future projects. This can lead to a very profitable long term relationship.
- This is great for Self-directed IRA money.
The bottom line:
It's difficult to find the integrity, solid track record, and good returns all in one project. We'd like to share this with you and create some win-win situations for all parties involved.
We'll be reviewing this project in more detail at the presentation.
