The tours are designed to allow the general public to see the Sanitorium property. You'll walk through the corridors of the sanatorium where the autopsies were performed and the deceased were placed on gurneys and rolled out to the end, where the "death tunnel" began. On the paranormal tours, the guide will only cover a few historical basics, but mainly discuss actual paranormal experiences that they themselves have encountered, and those of others too.
